Substantial completion marks a major milestone during the construction process. Warranties are started, liens are collected, and most importantly, the Owner can occupy the space. We're looking forward to this tenant improvement project that we helped permit in San Francisco, and excited to build the community further with great businesses!

"I could remove my own teeth, but I'd rather consult a dentist." A few years back, those were the words of advice from a building department plan checker to one of our clients while beginning the permit process. One of those quotes that sticks with you, both as insight on the building departments frame of reference and a bit of humor in needed places. Is there a sweeter sound? One of our first permit approvals of the year just arrived, and we couldn't be happier. We had the tricky position of adding to an existing space, currently an office, a large number of emergency shelter beds for one of our non-profit clients. These shelter beds were to serve the greater community in need of housing, and act as +30 day shelter in the case of emergencies.
Our client shared with us a story of receiving our text, and holding back the excitement (and little dance) because they were on a video conference call. We're excited to be a part of their success, and will plan to take a little time to dance ourselves. For now, upward and onward to occupancy! In observance of Martin Luther King, Jr. Day, our office doors will be closed for the afternoon. If there are any questions, we'll be available on the phone or directly with your point of contact.
We would like to leave you with some thoughts on art and the holidays. Is there such a thing as bad art? We here in the office have a passion along with design for all forms of art. No art is without its merits in our opinion. Feel free to leave your comments below if you agree or disagree! As a small, local architecture firm in the Bay Area, we face specific challenges that are unique to this region. Some of these challenges include:
○High cost of living: The causes can be debated, but the effects can make it difficult to attract and retain top talent. ○High competition: The Bay Area is home to many large and well-established architecture firms making for difficult competition for projects. ○Stringent regulations: The Bay Area has strict building codes and zoning regulations, which can be challenging to navigate and comply with. ○High demand for sustainable design: The Bay Area is known for its focus on sustainability, putting pressure and demand on resources to incorporate sustainable design practices into projects. ○Difficulty in finding and retaining clients: known for its high-income population, which can make it difficult to find and retain clients who are looking for cost-effective services. By being aware of these specific challenges, we here at MzzK Architects can develop strategies to overcome them and continue on a successful path. We're collaborating with a Non-profit that's been active for almost two decades! Their mission statement of teaching mindfulness to youths of all ages through skateboarding is something we can get behind and kick, push.
We also want to thank the city of Concord for helping us throughout the permitting process, given the constraints our team is facing. Did you know skate ramps are categorized as platforms, and have a 30" max height limit depending on the type of construction? We remember fondly our days trying to learn tricks in the garage during rainy days, and look forward to the community developing a great hub for everyone to gather and support each other. When it rains, it pours! The bay area has been experiencing a large amount of the wet stuff in answer to many prayers, which has meant a lot of soggy site visits. We're working diligently to keep our in-progress construction projects and our site related visits moving forward!
